Description:

This insightful webinar delves into the unique challenges seniors face in housing counseling, with a focus on key counseling areas: home purchase, reverse mortgage (HECM), and default counseling. While housing counseling protocols are consistent across demographics, seniors bring distinct needs that counselors must navigate with care and expertise. This session will explore why addressing these differences is essential to delivering equitable and effective guidance


Main points covered in the training:

·      Understanding Senior-Specific Needs Seniors often face unique economic, emotional, and technological challenges, such as:

  o Fixed incomes and rising healthcare costs

  o Emotional attachments to long-time homes and fear of displacement.

  o Limited familiarity with digital tools used in modern housing processes

 

·      Focus Areas in Senior Counseling or Purchase Counseling: Seniors often prioritize affordability, accessibility, and proximity to essential services. Counseling must address these priorities while simplifying complex information about mortgage products and financial planning:

  o HECM Counseling: Reverse mortgages are exclusive to seniors and require tailored guidance to address common misconceptions, family concerns, and the risk of scams.

  o Default Counseling: Seniors experiencing financial hardship may face foreclosure. Counseling focuses on compassionate support, exploring options like loan modifications, repayment plans, or HECM for Default.

 

·      Why Differences Matter Though the protocols are the same, seniors’ unique circumstances demand a nuanced approach. Counselors must adapt communication strategies, provide additional time for decision-making, and offer solutions that reflect seniors’ life stages and goals.

 

·      Best Practices for Counselors:

  o To employ patience, empathy, and clear communication

  o Incorporate visual aids, checklists, and print resources 

  o Adapt to seniors’ technological abilities, offering alternatives to virtual meetings when needed.

  o Build trust by acknowledging seniors’ fears and advocating for informed, confident decisions.

 

·      Interactive Learning The session included real-world case studies, role-playing exercises, and actionable strategies to help counselors navigate the specific needs of senior clients effectively.

 

Conclusion: This training underscores the importance of tailoring housing counseling approaches to meet the needs of senior clients. RCAC will offer a scholarship to 15 attendees from HUD-approved agencies. There is a limit of one scholarship per HUD-approved agency. Scholarships are only available to HUD-approved agencies only. Scholarships will be given as a discount code. Please email HCTrainings@rcac.org with your organizations name and HUD-approval number. Failure to attend training may affect future scholarship eligibility.

 

There is a $100.00 dollar fee to attend the training. 

  

Refund Policy:

RCAC does not issue refunds for any tuition paid to attend the HUD trainings. Training tuition fees are non-refundable, though refund requests may be considered on a case-by-case basis and must be approved in writing by the Housing Counseling Program Manager.
